We have three en-suite bedrooms themed on artists associated with the area.

Morag thought about what she wanted from a bed and breakfast break and put it all in there, so they are all thoughtfully decorated and have comfortable beds and somewhere to sit and relax as well as free wifi, a hairdryer, iron and ironing board, shower gel, shampoo, a kettle and selection of teas, freshly ground coffee and a cafetiére (as well as instant coffee), fresh milk, biscuits, cups, glasses and a corkscrew, recharging socket, electric sockets, ceiling fan...

...oh and a game to play too. Prices are per room and include a full continental breakfast We accept cash or credit and debit cards.

Turner Room

The Turner Room is a double room with a hand made king-sized bed. There is a fireplace, hospitality tray and en suite facilities.

Tracey Emin Room

The Tracey Emin Room has two hand made single beds (based, of course, on that bed), hospitality tray and ensuite facilities.

The T S Eliot Room has a standard single bed, a fireplace, hospitality tray and en suite facilities.

Breakfast

Breakfast at Rosslyn Court

Breakfast is served in the newly constructed garden room.

It includes 'make your own' muesli, cereals, fruit, fruit juice, home made bread, porridge, toast, croissants, rice and oat cakes, jams and marmalades. A cooked breakfast (traditional English, vegetarian or vegan) available as an extra.

Teas and freshly brewed coffee. Dairy milk or oat milk.

Gluten-free options also offered according to your requirement. Vegan and gluten free options are also available.

Communal Areas

Gardens

Our front garden won the Gold Award for best commercial premise front garden in the Cliftonville in Bloom competition.

The back garden is laid out in a Mediterranean style with figs and olives and even a couple of tortoises.

Guests can sit out and are welcome to smoke or vape in the gardens.

During the Day

Guests are welcome to use the garden room and to bring in take-aways in the evening. We have a licensed bar for guests wishing to drink on the premises. There is a library that you can use on request.

There are not TVs in the rooms, but guests are welcome to use the large screen TV in the lounge.

There is often live folk music being performed in the studio and guests are welcome to listen in; concerts and worskshops finish early and so will not disturb guests at night.

There is free WiFi in all rooms and in the common areas.

The Small Print

We request payment on booking. In case of a no-show we will retain the payment. If a guest wishes to cancel, we will try to relet the room, and if this is possible, will make a refund less 10%. Obviously the more notice we are given, the more likely we will be able to relet.

If guests are using tanning products, e.g for bodybuilding competitions or other products which might permanently stain bedding we asked to be advised in advance so we can offer alternative bedding. Otherwise we reserve the right to request an additional laundry fee. An additional fee will also be charged if there is significant damage, staining or breakages of any item in the property.

Bed-bugs. Currently there is reportedly an heightened risk of bed bug being brought into guest-houses. We can reassure guests that we have rooms thoroughly cleaned and inspected between guests; have fitted all mattresses and pillows with bug-proof casings and wash all room laundry at above 60C. We have our premises inspected by a licenced pest controller each month. The commonest reason for the import of bed bugs is on a travellers’ luggage, so we ask that cases are put on the luggage stand provided and never on the bed or seats and that visitors who have come from other establishments check their luggage is uncontaminated. Please inform us immediately if any infestation is suspected. In the absence of any demonstrable negligence on our part, we will not accept liability for additional costs arising from alleged bed bug infestation.

Please note that although we will do everything reasonable to fulfil bookings, in the event of an unforeseen emergency that prevents us doing so our maximum liability will be limited to a refund of any fees paid. If we have to cancel your booking, we will seek to recommend alternative accommodation at the same rate but we do not accept any additional liability.

Similarly, although the premises are kept safe and secure and fitted with an alarm and CCTV and we will be vigilant for guests' welfare, we do not accept responsibility for loss of property or injury occurring during to your stay with us, so please make sure you have adequate insurance for your equipment etc.

We ask our guests to behave appropriately and to treat our property, our neighbours and each other with courtesy and respect; anyone failing to do so may be asked to leave.
